CAT A & CAT B WORKS

We primarily offer design and cutout works for Cat B office fit-outs; these are for new tenants looking to move into a blank space who require a full design package. We also design, specify and fit-out Cat A works for landlords and tenants looking to move office and for those who require dilapidation works.

CAT A

Cat A fit out will provide a primary level of finish. This may include raised floors, suspended ceilings and internal surfaces, along with basic mechanical and electrical services.

 

Cat A works are mainly needed when a landlord is looking to let an office. This could be works to upgrade the space on offer or when a tenant is moving offices and is required to return the space to the same spec as when they signed the lease.

What is included in a Category A fit out:

  • Raised Floors

  • Carpet Tile Specification and Installation

  • Suspended Ceilings - various finishes available

  • Basic Mechanical and Electrical Services

  • Lighting Layout to comply with LUX requirements

  • Fire Detection Services and Smoke Alarms

  • Air-conditioning and Ventilation (HVAC)

  • Basic internal finishes 

CAT B

Cat B fit-outs are for clients taking over a blank space or refurbishing an existing office. 

Cat B works are character driven solutions. They allow the client freedom to reconfigure spaces tailored to their company brand. 

 

Cat B works would include the installation of the the required Audio and Visual equipment and Electrical, Data & IT requirements for the space

What is included in a Category B fit out:

  • Workstations and office furniture

  • Partitioning - Stud walls, glass screens etc.

  • Fully fitted kitchens and breakout areas

  • Flooring - Vinyl Tiles, Carpet Transitions etc.

  • Wall and Door finishes 

  • Reconfiguring air-conditioning and HVAC

  • Installing appropriate Power and Electrical requirements

  • Lighting Specification and installation

  • IT installation and infrastructure

  • Design and brand detailing - Signage and Way-finding

  • Bespoke Features - Moss Walls, Reception Desks etc.
